Before you sign the Contract or attend an auction, or even during your Cooling-off Period (if applicable) simply call our office and request that the Agent email a copy of the Contract to us and we will get back to you with a comprehensive Pre-Purchase summary. Many of our clients have taken advantage of this to receive advice on several properties prior to finding that right one, secure in the knowledge of the ramifications of what they are signing and its effect. In other cases, we have discovered built-over easements, corrected potentially non-enforceable subject to finance clauses and clarified exclusions or inclusions.
A large part of Anchor Conveyancing's practice is acting for First Home Buyers purchasing in estates such as Roxburgh Park, Wyndham Vale, Wallan, Mernda, Craigieburn, Point Cook, Laverton, Frankston, Truganina and Sunshine. Contracts of Sale for these estates appear rather complicated, with many unique contractual features in purchasing unsubdivided lots. We act for clients purchasing either directly from the developer, or through Nomination from the builder who has contracted to purchase. As a conveyancer that specialises in purchases in these estates, we will guide you through the process step-by-step, and work together with your Lender to meet the timeframes. Many contracts in these estates impose significant financial penalties on the Purchaser for not settling on the due date, and it is important that you work closely with a conveyancer experienced in meeting bank requirements for settlement. We will also assist you in preparing and completing the necessary forms so that you are able to receive all government remissions available to First Home Owners.
